What exactly is required when I sign a lease?You need a valid passport (1st page) and a valid credit card/PayPal account. We will never under any circumstance share your passport photo with anyone but the landlord, but it is required by law to sign a lease.

I want to make changes to the apartment décor, how far can I go?You are free to buy new furniture, move existing furniture around, purchase new lighting fixtures, and paint rooms. You are not allowed to change the flooring, bathroom or anything otherwise nailed to the ground/walls/ceiling without direct & written approval from the landlord. Details will be included in your contract.

Can I throw parties/have large gatherings?Yes, but please be respectful of the neighbors/other tenants. This means no loud noises after 8pm, and no illegal activity whatsoever.

Are pets allowed in the apartment?This is on an apartment-by-apartment basis - it will be stipulated in the apartment listing.

Can my landlord raise my rent?No, we offer a standardized contract across all apartments we work on, ensuring that your rent will not change for 1 year. Beyond one year we negotiate the price of each subsequent year to ensure that you have stability when using our service.

Are landlords required to make repairs? What are each of us responsible for?Yes, landlords need to make repairs to anything in the apartment (example: a burst pipe), with the exception of minor inconveniences (example: changing lightbulbs). Additional details can be found in your contract.

What happens if I need to break the lease?You just have to inform your landlord. In the case that your lease is broken, you forfeit your security deposit.

Can my landlord break the lease?Yes, though it’s extremely rare. If it happens, the landlord must pay you two months’ rent as a penalty.

Do you have a refund policy? What if I am not satisfied with my apartment/need to move?We do not offer refunds. However, if you’re unsatisfied with your apartment and let us know within 7 days of moving in, we’ll offer to relocate you to another apartment at 50% off our standard service fee. In rare cases where there is a serious issue with the apartment (like a burst pipe or electrical failure) that cannot be resolved quickly by the landlord, we’ll rehouse you at no additional cost. Our goal is to make sure you’re settled and satisfied—while also being realistic about what can be fixed and what requires a move.

Do you collect/share my personal data?No.

How do I pay rent?Once you pick out your perfect apartment, you'll be billed for 1 months rent. After that, rent is due each moth in cash, payable to the landlord directly or a representative. The landlord/representative will meet with you, collect rent, and give you a receipt each month.

What is my security deposit for? When do I get it back? How much is it?Your security deposit is held by your landlord in case anything in the apartment becomes damaged. If nothing is damaged, then your security deposit will be returned to you on the last day of your stay. Security deposit are half a months rent for any lease under 1 year and a full months rent for lease over 1 year.

What are utilities & how are they paid?Utilities include electricity, water, gas, and internet. Electricity is paid each month, depending on the apartment you're staying in, there will be a bill collector who checks the reading on your meter each month and issues you a receipt based on your usage, or you will be given a card that you can top up and use to recharge your electricity balance. Water is usually billed by the homeowners association, and they collect the water bill each month. Gas is paid to the gas company, who send a representative once a month to check your usage.

Is there a grace period for rent payment?The grace period for paying rent is 1 week, however the landlord can extend it.

How many roommates can I have?Each apartment will have a maximum occupancy shown on the apartment listing. Anything up to that number is fine.

Will you really stock my fridge?Yes, if you've opted for the Premium or Red Carpet package, we’ll stock your fridge with essential groceries so you can settle in comfortably. If you have specific needs, we’re happy to accommodate them at cost.

Do you offer airport pickup?Yes, if you've opted for the Premium or Red Carpet package, there will be a chauffer waiting to pick you up directly from the airport (or anywhere in the city) and drive you directly to your apartment.

What is market price for a service like yours? Do they offer the same service?Normal market price sits between half and 1 month's rent. We simplify this by asking for a flat fee - so depending on the rent of your apartment, our service falls in between those averages. We are the only service however, that offers pre-contract signing, apartment cleaning, airport pickups, new sheets/towels, fridge stocking, and standardized contracts. What/When/How do I pay?You pay our service fee, 1 month's rent, and a security deposit after you've had your free consultation and selected your perfect apartment. The one month's rent and security deposit go directly to the landlord. You can pay with Visa, MasterCard or PayPal.

Do your prices change? For any reason?No. Our prices are clearly laid out on our website and do not change.

Will you get me new sheets/towels?Yes, if you've selected our Premium or Red Carpet packages, there will be new, clean sheets & towels waiting for you once you get to your apartment.
